2024 | ULI Impact Outstanding Large-Scale Development
424 s is a 5-story, 84,166 sf new construction infill project. The two lower levels are mixed-use with retail, hospitality, and services on the ground floor and offices on the second level. The building design is sensitive to the context of its neighborhood, utilizing masonry materials at the lower levels to compliment the lower-scale masonry buildings of Midtown while providing a consistent smaller-scale colonnade enhancing the pedestrian experience and creating urban form and character. Occupied by one of Oklahoma’s largest law firms, the top three floors step forward and are set apart from the context, reflecting the progressive and innovative culture of the firm.
The development of this crucial block begins to fill in a “missing tooth” in Midtown, providing an important stepping stone in its connection to the Downtown core and Historic Automobile Alley. The building actively engages the sidewalk and street with a new, rhythmic landscape. The first floor intentionally creates opportunities for passive interactions between pedestrians and storefronts.
424 is the first project in Oklahoma City to bridge public ROW with solar power distribution from one building to another.
